-
Before your property hits the market, it's worth taking the time to present it at its best.
Simple improvements such as decluttering, minor maintenance, fresh landscaping or professional styling can help create a strong first impression and maximise buyer interest.
It's also a great time to speak with your real estate agent about pricing, marketing and the best strategy for your property.
-
A great real estate agent can make a significant difference to the outcome of your sale.
Choose someone who understands your local market, communicates well and has a proven track record of achieving strong results.
Once your property is listed, your agent will manage inspections, buyer enquiries and negotiations while keeping you informed throughout the campaign.
-
Congratulations—your property has attracted a buyer.
Before the contract becomes binding, it's important to understand exactly what you're agreeing to.
We'll review your Contract of Sale, explain your obligations, identify any potential issues and ensure you understand the important conditions, settlement date and key timeframes before the transaction progresses.
Having experienced conveyancers by your side provides peace of mind from the very beginning.
-
Once contracts have been signed, the legal process officially begins.
During this stage, the buyer may be satisfying finance approval, building and pest conditions or other contract requirements.
While this is happening, we'll work behind the scenes to manage the legal aspects of your sale, communicate with all parties involved and ensure important deadlines are met.
Our proactive approach helps prevent unnecessary delays and keeps your settlement moving forward.
-
As settlement approaches, there's plenty happening behind the scenes.
We'll prepare all legal documentation, liaise with your mortgage lender to arrange discharge of your existing mortgage (if applicable), calculate settlement adjustments and coordinate with the buyer's conveyancer, your real estate agent and your lender.
Our role is to ensure everything is ready well before settlement day.
-
As settlement day approaches, it's time to prepare for your move.
You'll need to organise removalists, redirect your mail, arrange utility disconnections or transfers and ensure the property is presented in the condition required under the contract.
Your real estate agent will usually arrange a final inspection with the buyer shortly before settlement.
We'll keep you informed throughout this stage so there are no surprises.
-
Settlement is the day ownership of your property officially transfers to the buyer.
Settlement is completed electronically through PEXA, allowing funds to be exchanged securely and ownership to transfer efficiently.
Once settlement has successfully occurred, your mortgage (if applicable) is discharged, sale proceeds are distributed and your real estate agent will release the keys to the buyer.
We'll notify you as soon as settlement has taken place.
-
Congratulations!
Your property sale is complete.
Once settlement has finished, we'll provide confirmation that everything has been finalised and remain available to answer any questions you may have.
Whether you're purchasing another property, relocating or simply enjoying the next stage of life, we're honoured to have been part of your journey.
